Real Estate module for Sugar?

Further to my previous post with reference to integrating Sugar with OpenRealty we are also considering a custom real estate module for Sugar as an alternative.

The module requirements would at least need to include:

Property listings - allow to add / edit / deletion of property.

Do property to lead matches, i.e. when a property is added, match the property to all leads that have that requirement and e-mail the property details to those leads.

Do lead to property matches, i.e. when a lead is added to Sugar then match all properties that match the lead's requirements and e-mail them to that lead.

The leads module will need to allow for properties to be associated to a particular lead.

Has anyone developed this type of module or know if one already exists? Am what I'm asking for even possible?

Sharing property must be like sharing product details across applications - has anyone done that with other database drivien product type applications - e.g. ecommerce?

First how do you get specific prperty enquiries to be loaded into a lead and associated with a specific property?
